How about an ADU (accessory dwelling unit)? Like an above garage suite or something like that? You can get a single family home with a yard in a nice part of town while renting out a stand alone unit so you aren't sharing walls or anything, while learning about the pain in the ass parts of being a landlord.

5-10% for property manager, 8% is becoming the norm locally. Many of them also take first months rent when placing a new tenant.

figure 2% of your structure cost for annual maintenance if it is a wooden home with asphalt shingle roof. Something like a poured concrete wall home with tile roof might be 1% maintenance, something like a beach front house might be 3-4%. A lot of first time landlords really underestimate the ongoing maintenance.

If you want to rent in the future Id recommend trying to find a duplex or triplex to move into. While living in one side rent out the other. You will start seeing what the costs are and how it works before remote.

IMO single family homes suck as rentals. Every market is different, but in Seattle you need to own a single family home like 5-10 years before youd break even renting it out, in general.

A duplex or triplex I have known some people to break even immediately, but often takes 2-3 years as deferred maintenance is common in smaller multi families.

Multi-family units are normally priced based on rent and expenses. Single family units are priced well honestly single family home pricing makes no sense to me.

I think at some point you just develop a feel for it, like I remember our organist t church would sometimes not necessarily hit the right note at first but he'd just feel around until he found it and it never really sounded off somehow

My dad has keys to the church that he lives next to, and hes a bit of a night owl so sometimes he would go over in the night and play the pipe organ for a few hours.

He can play piano/harpsichord well enough though he usually uses sheet music there, rather than memorizing the songs, so he wasnt like a professional organist or anything, but even as an amateur he was still pretty good.

I can remember a few times being able to faintly hear him playing while falling asleep in my bed. Most people might find it spooky to hear an organ playing in the night but I always found it comforting, knowing it was just my dad over there rocking out.

I skimmed it one more time just for you for every time the main guy talks. Yeah, it's just two dumb dick jokes and you're grossly exaggerating how abhorrent it is.
