I assume you are a big car guy huh

What's the acreage for? Personal space? Or do you do stuff with the land

No, not a car guy. I'm more or less a motorcycle guy. The space for cars or just in case. I want to buy 2 or so expensive cars and then the extra 4 bays are just in case. No one cries over more space, they cry over lack of space which is my current predicament.

The acreage is 2 fold. One is dirtbike. The other is I've come to realize the worst thing about home ownership is not all the little things, no, its the neighbors. Every place I've bought, its always the fucking neighbors. The worst are the dog and cat owners and the kids. Currently living in a neighborhood with million dollar homes (not in california) and these fuckers have no qualms having their dog shit in your yard and not pick it up. And the fuckers who own cats who just free roam the neighborhood and the cats fuck your shit up. Or the bullshit kids who are kids and they have no problem throwing candy wrappers on the ground. Neighbors are the worst. A 10 minute walk, there are mutli-million dollar homes on 1 acre lots, and even those guys have various pick up your dogshit signs, even they have the same problems as me.

And don't get me started on rental properties. Renters are the worst. Especially the low-lifes who pool their money and have mutliple families renting under one roof to afford 3k a month rent. These people have terrible character, they don't bother picking up all their crapload of recycling that has blown over to other yards. Ugh. Neighbors will be your bane from now on. You will see. Fucking low character neighbors.

I'm so over narcissistic and low character neighbors who just care about themselves, I want land, acres of land to escape these fuckers.

Anyway, congrats. Hope you don't have fucker neighbors who only care about themselves.

What are you looking at specs-wise for the new place?

Minimum is 5 acres. I looked at 20 acres recently. The house, I am flexible but what I need is a separate high ceiling super garage built with its own climate control. Something that I can have at least 10+ motorcycles and 6 cars. Maybe have a open loft office inside that overlooks all the cars/motorcycles. The house should have its own normal 4 car garage.

Congrats buddy. I bought/mortgaged my first house in my 20s too. After being homeless for 8-9 months after my dad kicked me out of the house at 19, I was working retail, living with multiple roommates for years just to save up half of my paychecks a month (for about 4 years) until I bought my first house. That was the catalyst that made my net worth sky-rocket. In a few years you can sell that house for decent cash, but its the second house that will up your game. You should be able to buy a home in nicer neighborhood and then when you sell that home, its like a money domino effect.

My net worth is now pushing 2 mil and I can attribute it to buying my first house.

Right now I'm eyeing land to build a custom house.

Been doing this for maybe 15 years. Never once had interest because I pay off the credit card every 2 weeks. And this year, my credit card paid me 1160 bucks for the last 6 months (which got direct deposited), and they will pay me cash again in Jun/July. Yeah, my credit card is paying me 2000+ dollars a year to use it.

I bought a house in Bristol, England a few years back with my girlfriend. We split up. We sold up. Then I moved to Vietnam. I can buy property here but my options are severely limited by being a foreigner. I could buy property in the UK but being on the other side of the world puts me off.

I might be more inclined to do it if money was a concern but it really isnt. I dont have to pay any rent here, I earn very well and everything is really cheap. I value my time and stress-free lifestyle more than I value the equity I would build in a house.

I apologize. England I know nothing about. My mistake for making assumptions you were out in the US.

I did own a house. I dont anymore but I could very easily. Doesnt seem worth the hassle.

Sorry, I have to call you out on this post. Sounds like pure bs of someone who has never owned a house or has some type of situation which I won't list but would have to explain to make me believe you.

B.S. I say. I attribute my wealth to the very smart decision of buying my first house even in a bad neighborhood in my 20s.

I have the absolute best example. My gf's parents.

They bought a house for 75k. 10 years later they owe 230k on it. They sold that 2 years ago and bought a new house for 500k (VA loan). 2 years later they owe 560k.

I've done this since the age of 25. People don't seem to understand that you get paid to do this.

You use nothing but your credit card for every single purchase as if it is your debit, and then you payoff the balance every 2 weeks. Doing this will ensure you never get any interest charges. I suppose there are SOME people who for whatever reason cannot financially contain themselves and cannot do this, but to the rest of the 2/3rds of people, they need to start doing this asap.

And then you reap the rewards of whatever card you use. Currently with the Costco visa, you get 2 cashback rewards a year, I'm getting my feb reward soon and it is $1150.

Popcorn ceiling is just extremely dated style more or less. And you cannot paint it. So you will always have a white ceiling. If you plan to remodel, its going to be a real pain scraping it all off. Otherwise, if you treat it as a first home with no remodeling and you are ok with it, its no big deal.

I learned that depending on the market you really don't have to do much to sell a home (unless its a disaster) so in the future if you plan to sell a house that has popcorn ceiling, it will still sell regardless.

True story, I didn't see a dentist for 14 years. My dad kicked me out of the house at 19 with no support system of any family or anything. So I was homeless and then, eventually lived with multiple roommates with a minimum wage job, so never could afford dental. My teeth eventually started to bleed daily so eventually I said fuck it and paid out of my own pocket and my first session turned out to be 4 sessions of deep cleaning in sections because each section took over an hour to clean BUT amazingly enough I had no cavities. But I was left with periodontal disease (recessed gumline). I have to go to the dentist every 4 months now. Ugh.

Depends on which state you live in. It isn't a federal law, but certain states require it.

Whenever you look at a home that is 20+ years or older, see if they re-roofed recently. Most likely that would be a major listed selling point (new roof!). Otherwise, you will have to keep in mind that you may need to re-roof a home that is 20 years or older. Most tract homes have 15-25 year roofs. But more on the lower end of the spectrum, so closer to 15. For reference and depending on where you live, a new 35+ year roof on a 2000sq ft 1 story footprint will be around 22k more or less.

And pay attention to HOA (home owners association) dues. These add up, and INCREASE over the years. If at all possible try to find a home built in its own lot with no HOA. If you have no choice and they all have HOAs, go for something that is fairly acceptable like 30-50 dollars a month.

If you find a home you want, try if you can see how it is driving out onto the main roads or onto freeways during peak hours. I found a new construction home that was sheer nightmare trying to get on the main road during the morning and 5-6pm rush hours, so I skipped that home.

Generally if its a nicer city/neighborhood, traffic is a bitch. If it is a shittier neighborhood, traffic is usually much easier. So you got to find a sweetspot.

Obviously if you are sweating from heat or exercise or labor, you need to drink more. That's called common sense. But me thinks your dad probably isn't sweating. The whole "drink whatever amount of water daily" is from misguided info from the 1940s and eventually just became a marketing ploy.

It probably was a $1.25 rubber gasket that was changed.

I started to do my own plumbing 4 years ago when I bought a very large home that I started to renovate all myself. Kitchen plumbing which was quoted at 700-1000 dollars, I did myself costing less than 20 dollars.

Yeah I had leaky faucet, just replaced a rubber gasket. Leaky shower tub faucet cost a bit more, I replaced one of the inner gaskets but still leaked, turned out my mixer had a crack in it, that cost 20 dollars to replace. But had to remove all the old caulking from the knob beauty plate, and recaulk it afterwards.

Wow. What has become of us as a society? What happened to the can do attitude of the early 2000s? People have just become entitled living with parents want stuff for free life?

Stop being so proud. You just said there is nothing but retail and fast food jobs. So get a retail or fast food job, you aren't paying any rent, whatever you make, pay for your dental procedures yourself.

I am a lifelong periodontal patient because I neglected my teeth all my life until I hit my 30s and I eventually just said fuck it and paid out of pocket to get the shit done. Oh but wait, let's start with my dipshit dad kicked me out of the house at 19 so I was homeless, and my first job was at K-mart. I eventually ended up with living with half a dozen roommates, saving my meager minimum wage ass off to get where I am today. But you have the luxury of paying no rent and you are complaining all they have is retail jobs which you won't work at? This is why you are where you are.

Stop complaining, get a retail job, and pay out of pocket. JFC.

As a literal millionaire, affluent to me says being able to buy your way into things, which translates to around 10+ million annually.

Because believe me, having a networth of just over 1.5 doesn't mean shit and gets me absolutely nothing other than piece of mind, which to some I understand is everything. But that isn't affluency. Affluency isn't a word. Even 2 mil networth doesn't mean much.

Don't know about lighter fluid, but yes, Clase is my least favorite. I got that one for Valentine's day so at least there is that. I suspect Casamigos was trying to emulate its flavor.

Although my favorite is not there, the bottles shown are in my billiard room only. But of those bunch I'd go with Porfidio, followed by 1942. BUT truthfully Don Julio Anejo is pretty much the same stuff but less smooth. The yellow one is Kah. Smooth but not so much flavor in that one. I'd still prefer to drink that over Clase Azul.

To date, it was the worst sex I had. It was all thanks to the condom. Was 17 at the time. First crush/gf. The base of the condom was so tight, it was painful, the pain overrided any pleasure. I lasted 40-something minutes (I had a clock hanging over my bed which I kept looking at thinking dear god how long is this going to last). It was a freaking miracle I even finished, like sheer will. Afterwards I took of the condom and the base of my shaft was red and sore for days.

And the 40 minutes isnt a brag because a week later, my second time, by contrast, was one of the most memorable sexual moments of my life. Same girl, no condom (she was on birth control and we used something called VCF gel), I didn't even last 1 minute. It had to be 30-40 seconds. I didn't even try to last longer, I just exploded.
