I agree. I think the fact he is excluded from much of the corporate stuff going on like as decisions are being made is also part of it. Like they (corporate) don't like interacting with him so they purposefully cut him out of stuff. But surprise surprise, paper isn't sexy or complicated. They are in an industry that the only thing that separates them from amazon is customer service, but Michael is the only one who gets it.

And Toby is Corporate incarnate, which is why he gets treated like shit by Michael, that is how he wants to treat them.

I also think the branch Jim went to was meant to represent every other branch out there, and they spent all their time playing video games there. While maybe something like that would happen for an episode, overall work was the primary focus at work for most of the employees.

Government housing for every renter would be a disaster. over 100M people rent. That's over 43M households, and these numbers tend to ignore people renting a room in a single family home.

Also around 500k homeless in the US.

Now to account for current growth, people with roommates that would rather live alone, at least 50M households are needed. Probably more as a lot of home owners would likely sell if there was anything close to decent government housing with any sort of mobility.

And now, in ~2/3-3/4 of the cases dealing with the bureaucracy of a single person, in 1/4-1/3 of cases dealing with a company, you are dealing with dozens of layers of government bureaucrats. You'll need some sort of person to receive rent, because the government would still require rent in most cases. You will need people for maintenance. You will need people to assist with move in and move out, because the government doesn't take kindly to you damaging its property, same as land lords. Also in this case when the g-men come after you, there's not talking it out with the judge, they will stream line that process.

Not to mention how do you allocate units in high demand places? Everyone wants to live in NY, SF, San Diego, Honolulu, Miami, Seattle, etc. Far more than can live there. So how do you solve that? Waiting list for decades?

I've only seen about 10 episodes of TBBT.

I see Abed in nerd-dom, maybe dialed down but there. I don't see Sheldon in nerd-dom. He is more a parody of nerds than a nerd. He's the "Not Another Teen Movie" version of a nerd.

I've been tipping more and better for ok service.

Pre-covid on take out I wouldn't tip or I would tip the remaining change. Now I'm giving at least dollar + change, except at the places that only allow pre-set %s, them I leave 0 for takeout.

Places that are more dine in focused I'm leaving $2+ change for take out.

I'm still not dining in.

I've never seen Dallas. I've heard of it, heard it was about an oil tycoon or something like that. Seeing the intro, I almost feel like it would be a 80s version of The Wire but set in Dallas. Not set around drugs or anything, but with the city as the "character" as much as the people sort of thing.

Renters do benefit from renting.

Landlords take on the transaction costs of home ownership. ~10% of home value is a transaction cost when it changes hands in a sale. A new tenant transaction costs are a tiny fraction of that, and most of those costs are recoverable upon move out so long as the property is not damaged.

And as mentioned before they take on the risk of ownership and all that entails. Renting caps liability to your rent. If you have a lease and the owner suddenly has 2x expenses, doesn't matter to you, your lease is a contract.

That would be an incredible windfall for me.

My property is a 4-plex zoned R18 on .36 acre, I could actually get 2 more units on there. If my place burned down the insurance would more than pay off my mortgage, but I would then just sell the land and walk away with that sale.

it seems like most of the people here live in fantasy land. without landlords many of these units would not exist. The US government has shown no real particular capability of managing public housing well. A few cities have managed normally low-rise / townhome / brownstone style (like max 3 floors) and had those projects turn out well, but any sort of large scale which you would be need for the 100M+ americans that rent, well that should be a larger nightmare to you than landlords. I imagine it would take months or years to get approval for a place in any major metro area. Want to move to San Francisco? Ok, 5 year wait. In the mean time you can stay in a hotel which will cost 3x more than it would have been with landlord.

landlords fill that gap between buying and hotels and over a long period of time, they are priced between the two.

Landlords are always exposed to a lot of risk.

Deadbeat tenants that don't pay and need evicting
Destructive tenants that damage your property
Decrease in housing and rent prices
Overall economic downfall, leading to increased vacancy rate and turn over rate
Maintenance

Now we get an act of God and the banks are bailed out, the tenants are bailed out, but the landlords are left holding the bag.

Fine, you want small time landlords out of the business? We'll leave. I'm sure you'll love the large companies that replace us.

possible but don't think it would happen.
i think it would take a returning dominant champ like Ken or James.
they would need to start off hot and have their opponents basically give up early in the first round so it becomes a game of the contestant against the board rather than also 2 other players.

maybe italian gymnists are taught to warm up differently, but I've always been taught to stretch you get as deep into the stretch as you can and hold, and if possible go deeper slowly. whether its sports or yoga, i've always been taught specifically, you don't bounce when you stretch.

10 years ago I was a happy moderate democrat. Obama policies put money in my pocket.

Trump economic policies were pretty well structured to intentionally give me no benefit but it didn't cost more.

So far Biden has done nothing to help me.

I'll go with whoever benefits me most going forward and I don't know who that is any longer.

Basically, your credit card company has a certain date of their choosing in which they send the info to the credit bureaus. So, for example let's say you have a credit card with a max of $1,000 and your due date is the 25th but they report everything on the 15th.

Say you use $800 of that $1,000. That's high utilization and not a good look and will hurt your credit. But, you pay it back in full which is good, causes you not to carry a balance or accrue interest, and theoretically should make your utilization 0%. But, let's say your credit card company reports on the 15th, your due date is the 25th, and you pay on the 20th. Theoretically you should be in good shape, but because they reported on the 15th and you didn't pay til the 20th, it shows a utilization of 80% which actually hurts your credit.

Not fair but it happens. That's why it's a good idea to pay early if you can.


only matters if you are getting ready to run your credit and are close to your limits. I have 4 credit cards with a combined limit of like $80k, but at most have like $5k on in a month. Having a 6% utilization is totally fine and has an incredibly small impact on my credit.

My parents forced me to play sports and I grew up in a rural area so making a team / varsity isnt impressive.

but played football, basketball, and track and field throughout middle school and high school.

track and field I sucked at. I threw and ran 200. I never placed above like 3rd for any meet.

basketball I was a tall defensive focused player. I couldnt shoot for shit. Lots of blocks and steals. I could dunk but only if wide open.

football I was pretty good at. I was given offers to 3 D3 schools but no scholarship and talked with the assistant coaches and head coach at Cornell, they dont offer scholarships for sports and my parents made a bit too much go get need based aid. But I didnt like football enough to do it without it paying for school.
