The thing with them, they're skittish but once they get used to you, they'll come closer. It's fine to hear them, but keep them away from your property. There's a guy that had one pulling his coveralls on the pipeline to get him closer to the trees. Enjoy them at a distance

I'm guessing the only reason I qualified early, before they opened it to everyone, that questionnaire. I hit every mark for a super spreader. Currently upgrading multiple towns for fiber optic. I'm in multiple apartments, retirement homes, etc. Thanks essential designation. It was my choice to get the shot, but wtf. I'd send that shit everywhere if I caught it, even asymptomatic.

Mine did too, it's just a longer wait on Moderna
Hoping for no issues on the second round, it was rather amazing how fast I went through for round one. 15 minutes show up to shot, 15 to leave, 30 total. They were running it well

In 8 years you should have that debt paid off. As well as saving up if you are going for a house, don't go in for a mortgage with shitty credit. If you've got the bankruptcy behind and the debt cleared, you're in the clear anyway. Taking on a mortgage with bad marks is only going to curse you further, refinancing is not a magic bullet

A lender is going to look at that bankruptcy very poorly. Outstanding debt on top of it isn't going to be good. Get rid of that

Pay off debt? Take on more debt? Seems an easy one. With declaring bankruptcy and having outstanding debt, I'd hate to see what your interest rate would even be for a mortgage

I can't stand having long hair, it's in my way and just bothers me. I run a guard on the clipper and if I can start getting a hold on my hair, it's due for a trimming

I think people get owning property wrong until they actually do. A house, a building, whatever costs money to upkeep. The landlord is likely priced to cover expenses and not exceed the going comparable rate for that area. If they aren't, they're dumb both ways. They're either paying for the tenants, or priced out of the market. You can make money in real estate, but it ain't coming from the rent checks unless you've got several tenants.

The duplex I mentioned, I'd buy for $200,000 and the rent on both would pay the mortgage and taxes. They'd pay the utilities while it's occupied. Maintenance is my problem, as is utilities on vacancy. Not exactly raking in the dough. But selling it a few years down the road? Might make a few bucks if the property goes up which tends to happen

I think you don't really bother to consider anything beyond your own situation. If I bought a duplex, I'm a landlord. I could live in half of it while renting the other. I have the mortgage and the entire responsibility. The property is my burden, and you living in the other half is another.

I know, I don't disagree with the title either. It's too high, but it's due to builders building what makes money. Can't fault them for that, can't fault the landlord for doing what they gotta do either. Houses aren't much better lately, everything is built high $ and they get it so why build affordable? Then the area comps go up, so everything else does too.

Trying to build affordable living now would also be a bad gamble. An 8' 2x4 is nearly $7 right now and good luck getting trusses or engineered I beams. It ain't getting better for a bit unfortunately

Congrats on closing! I started making my house smarter day one. I pretty much run Google for everything but the doorbell, that's a Ring.

A thought for lights that don't need to be smart (color change, dimmable, etc) use LED bulbs asap. 8 or less watts vs 60, efficiency can start at the bottom. You can also gain smart control of dumb bulbs with smart switches.

Edit: I also use a Schlage keypad door lock and a dumb deadbolt. I'm not that trusting

The short of it is they create a bad guy, then devote all media attention to fighting the imagined bad guy while they pick pocket. See Dr. Seuss outrage while they attempt to disenfranchise eligible voters

No evidence of vote fraud, but for the fact they they lost. Rather than appeal to more Americans, they'd rather attempt to strip them off their fundamental right to vote. Since that won't go over well, distract with Dr. Seuss of all things.

I'm not particularly impressed with Democrats either, but let's just call it as it is. If you see you can't win fair and resort to voter suppression, we're right back in time to a place we should've left behind
