They're either paying for the tenants, or priced out of the market. You can make money in real estate, but it ain't coming from the rent checks unless you've got several tenants. The duplex I mentioned, I'd buy for $200,000 and the rent on both would pay the mortgage and taxes. They'd pay the utilities while it's occupied. Maintenance is my problem, as is utilities on vacancy. Not exactly raking in the dough. But selling it a few years down the road? Might make a few bucks if the property goes up which tends to happen --- |

A thought for lights that don't need to be smart (color change, dimmable, etc) use LED bulbs asap. 8 or less watts vs 60, efficiency can start at the bottom. You can also gain smart control of dumb bulbs with smart switches. Edit: I also use a Schlage keypad door lock and a dumb deadbolt. I'm not that trusting --- |
