Lmao. I haven't seen fox news on TV in so long that I had forgotten how fucking stupid it is

They can't talk about the real reason that people can't buy houses IE stagnant wages and rising house prices cause that would be communism

What do you mean generational wealth? People should be able to leave their next of kin anything legal they want. It's the whole point of a Will.

the suburbs, as they exist in the majority of US and canada, need to be destroyed.

Near city centers lots need to be much smaller, on average.

multi-residence zoning needs to be much more common. theres no reason every 10,000 square foot lot shouldn't allow for duplexs.

Cul de sacs should not exist. Go back to the grid pattern and re-introduce street cars.

Commercial properties should be interspersed with residential.

Small offices should also co-exist with residential.

Start actually treating streets and roads differently. Is it a destination? Do you want people to be able to walk safely there? Then you need streets. Are you looking to move the most people in as efficient matter as possible? You need roads. Avoid combining the two.

Have more alley ways. Alleys that lead to your parking divert the traffic making it safer for pedestrians.

Suburbs tend to not generate enough tax to take care of infrastructure long term.

And what about people that don't want to live in a city? Fuck them? No one is allowed to have a pool or a yard for their kids to play in?

Nothing wrong with rural at all. The issue with the suburbs is expecting the amenities of the city but with the density of rural. Where the exact cut off point is depends on local property values and taxes. Streets, power lines (below ground), sewer lines, sewer treatment, fire hydrants (and water to power them), etc. all cost a lot of money to install, even more to repair and replace. Issue is installation is normally state and federally subsidized, maintenance is not. In most parts of America, 15,000 square foot lots with all of being paid by a single family home is simply unsustainable in most of America.

Those that do want a large lot with swimming pool and room to play, they should probably be on septic tank and maybe well water. Have the major arterials paved, but side streets likely gravel / dirt roads, maybe the water bound aggregates. Give them above ground power lines, and those areas can become sustainable long term.

Water, sewage, electrical bills tend to not cover the long term costs maintenance costs historically. Again, this is all regional, but there has been a sharp upswing in surcharges and special assessments on various utilities for the past decade or so. And the rate of them is accelerating. And these have only been done after the fact, again not being proactive.

Property taxes, again depends on state, but only about 5-15% of property taxes go to the city for most of the US. The majority goes towards schools (56% in my state), then counties (16%) then cities and towns (13%) then others.

And suppose you also have to know that basically every US city is broke. 63 out of the 75 largest cities are broke. https://www.truthinaccounting.org/library/doclib/Financial-State-of-the-Cities-2020.pdf

This is all a giant ponzi scheme.

most city models are built on an infinite growth model, that more people will always live there and that growth is used to pay for the deferred maintenance. you know, the whole rob peter to pay paul thing.

this is impacting the largest cities that have stopped growing the most. NYC, Chicago, LA, all are absolutely fucked financially.
