Zoning laws not so much, supposing you're doing this out in the boonies or on a preexisting lot zoned for residential in a city.

Grid connections, road access, permits, and construction code would be bigger issues.

The reason they are not on the same day in this day and age is because campaigns can't manage that.

Basically this. Each party can afford to have two or three candidates running national campaigns, but not 14. Running staggered primaries allows for the people with no real chance of winning to face facts and drop out early, concentrating funding on the candidates with a legitimate chance of winning.

A secondary, less savory consideration is that losing candidates often negotiate with better performing candidates as to when and how to drop out, i.e. agreeing to support the winning candidate in return for a cabinet position.

Heineken14 posted...
Lol, so fucking stupid. So what happens if/when another state make a state law that mandates THEY host the nation's first primary.

Presumably the Supreme Court rules on it, as it would involve state governments suing each other.

CoyoteTheGreat posted...
No state that doesn't actually vote for democrats in the election should go first in the primary.

Operating on the assumption that all states will have both/all primaries on the same day, it makes more sense that the party with an open primary (in this case Republicans) would be a better option for the first primary. That would of course require which state is first to change between elections, as having a Democratic state go first would have made sense in 2020 when Republicans had a sitting president.

No sitting president has lost his party's nomination in the last 140 years. That doesn't mean it can't happen, but it's really fucking unlikely.

In the event of a sitting president terming out, pick the state with the closest popular vote from the previous election to go first - the purpleist of purple states, so to speak.

You can not sit here and say Israel has every right to seek revenge but than go on to say Palestinians have no right and should just suck it up.
You are constantly saying Israel has no right to effectively defend themselves from Hamas terror attacks. Your ideal response to the October 7th attack would have been for Israel to smile and say yeah we deserved that - but don't do it again or you'll get such a scolding!

It's not about revenge, it's about limiting the capability of repeating the attack. You are constantly in favor of anything that would permit Hamas to keep the capacity to repeat that attack.

Idk but either way I think its more plausible than aliens.
You are quite incorrect about the oxygen levels. Oxygen didn't get above a few percent until relatively recently in geologic time.

Short of a third party candidate winning a state that still gives Trump the win, as the House can only choose between the three candidates with the most electoral votes. They can't just "draft" someone out of nowhere. If only one eligible candidate gets any electoral votes at all, that candidate wins by default.

Yep. If they lower rent to get the units occupied they can't then raise rent when market conditions improve. If they cut rent in half now to get someone in the unit it would take literally 20 years to get the rent back up to today's market rate - by which time market rate will have doubled again (at least). It turns an asset into a permanently money-losing liability.

Unfortunately I don't see just placing more multifamily units on the market as a solution to end homelessness, because those units are still going to be unaffordable to persons experiencing homelessness. The units will instead be filled by people that actually afford to live in SF.
More likely there will be straw renters - one landlord renting another's units so they're "occupied" in return for the other landlord doing the same in return. They'll lose money on taxes and such but less than this tax would amount to.

Much like your homeowner or auto insurance, commercial insurance has deductibles. $500 is common for a small business but $1000 or more is also pretty common. That's per incident, of course, not yearly or anything stupid like that.

Short version is no, insurance is not going to pay for any of this, nor does it pay for shoplifting or any of the other things ignorant trolls think it does. The restaurant is going to have to eat the cost unless some or all of the party members can be identified, charged, and convicted.

Why do you think certain people on this board are so eager to "end the blockade of Gaza"? They'll never come out and say it outright but they know damn well that it's effectively handing weapons to Hamas.
