TopicI just realized how much sugar is in everything and it's scary as hell
Zanzenburger

I changed my diet up a few months ago to lower my processed food intake and make more food from scratch. I quickly realized how addicted to sugar I was. The cravings were real bad at first, and I even succumbed a few times and went out and got a treat.

After a while, though, I became satiated with my low sugar/no sugar meals and even realized I was fuller quicker with smaller food portions.

The thing that really got me though was how addictive restaurant food can be. The additives in restaurant food makes you want to eat more. Like I can eat a small portion of my own food at home and be full and content. When I get some fast food in the weekend as a treat, my hunger cravings suddenly start up again and that one burger and fries aren't enough, despite having almost double the calories of the homemade meals I eat. It's like my taste buds love the flavor so much that my body wants more of it even though "technically" I should be full by now.

It really is scary how most of the food available out there is made to train us to consume more.

IIRC, Wolverine's healing is what made him a perfect candidate for the adamantium procedure he endured. So that was an interesting way to incorporate a healing ability into a decades-old plot, essentially leading to him gaining new abilities (which is basically being indestructible) as a result.

the game was super rushed because sonic 3 wasn't coming out anytime soon, took about 2 months of development before it was finished. they only had 2 hours to come up with a theme song, and not a single sprite, graphic or artwork was taken from the other sonic games, and only the american crew worked on the game.

its mediocre, but thought it was okay. definitely the worst of the classic sonic games, but i have an appreciation for it. i plan on covering this game on my gaming youtube channel.

The first time beating the final boss 4 levels in was amazing. Seeing all the explosions when you tear down his whole space station after what you went through to get there was very satisfying.

As a kid, my mom bought me a Sega Genesis and was going to get me Sonic 2 for my birthday, but got Sonic Spinball by accident (it would be another year before she bought me another Sonic game). As a result, I have a lot of nostalgia for that game being the only one I played for a while. I beat it multiple times.

Looking back at it now, I'm curious if the game was generally well-liked, mid-tier, or a universally hated Sonic game. I feel like on a replay the game might not hold up well.

This is interesting, not only because of the discovery, but with the description of the four forces in such a concise and easy-to-grasp manner.

Although I remember learning about forces in school, I don't ever recall learning there were four of them, much less which ones they were. Like I didn't even realize until now that electromagnetism is even in the same comparable category as gravity.

I remember learning about states of objects like solid, liquid, and gas, but either I wasn't paying attention the day we learned the four forces or they were never covered the way they are covered in this article.

Not entirely true.

In populous areas bidding wars are fierce before any contract is signed. Sellers get many offers, and most of the time, they will go with a cash offer over a financed offer. Cash offers are less risky, easier, and quicker to complete (can be as quick as a few days). Financed offers require a lot of involvement by banks, appraisers, and other parties. The additional steps in the process can easily result in the purchase falling through, which makes sellers more hesitant to go with unless there are no other options.

Proceeds - (Cost + Improvements) - Selling Expenses = Gross Profit. What you're describing does not sound like profit. Why flip houses if you're going to come out behind after factoring in appraisals and seller commissions?
I realized as I reread my post that I missed a detail in there. In my particular case, I ran a business out of that property (similar to people who rent theirs out). So in addition to the money made from selling, I also had income coming in monthly the entire time I held the property. So technically, anyone can buy a property, fix it up, rent it out for a while, then sell it at a profit, and they'd be able to keep all the rental income while not having to pay any taxes on the property once sold.

This is definitely an issue, and there's no easy solution, but there are some places we can start.

First, I want to clarify on an earlier comment I saw that house investors/flippers pay more in tax than people who reside in them longer. This is technically true, but in practice they end up paying very little, if nothing at all. I recently sold a commercial property, made about $100k in profit, and owe the government no tax money on it. This is because the profit calculator include the sold price of the property MINUS selling expenses (like appraisals and real estate commission), then subtracting that by the original price paid for the property PLUS the value of improvements (like remodeling, new fixtures, etc). If done right, you can manipulate the numbers so that the initial cost of the property after improvements ends up being more than the money gained from selling the property after fees, so you still take home some profit but don't owe any taxes on it.

Anyways.

One solution for the housing problem is going by percentages. My city currently has a code that requires that for every new property zoned commercial, other properties have to be zoned residential. I don't know the percentages off the top of my head, but the commercial to residential ratio cannot exceed that percentage. This assures that we don't become too commercial without having the housing to support it.

Why not do something similar with renting/owning property? A city or county can determine a ratio of homes that can be rented to a ratio of homes that can't, and for every new "rentable" home sold or converted, there has to be a "livable" home sold or converted as well. This would help meet the needs for people who want to rent but also create a listing of homes that people have to live in when they buy. Doing it by city or county would be great because that ratio could be adjusted based on home availability. A metropolitan city could have a much higher rented-to-lived in ratio due to limited real estate access, compared to a more rural town.

If I lose the flash drive, then that's on me. But I don't have control over what happens to my data in a cloud.

It's convenient to have, especially if I'm at a place with no immediate internet connection (i.e. parks, planes, cars). Then again, I also teach online so I always like to have access to my course materials offline.

Also, I also find idiot heroes annoying because it usually involves a lot of luck and random chance for things to fall as they need to for them to win.

Scooby Doo is a great example of this. Shaggy and Scooby constantly catch the villain by accident after they inadvertently ruin Fred or Velma's traps. Some of the better Scooby shows were the ones where the accidental wins were minimized (Like the Mystery Incorporated series or some of the movies).

I think Po's a bad example of this for a couple of reasons: 1) he's constantly aware of the fact that he does not belong, and approaches the situation with worshipful humility; 2) I would agree with TC's sentiment - and probably not ended up liking the movie overall - if he'd ended up eclipsing the other masters at their own game specifically, but his wildcard status / non-traditional build and fighting style were the exact foils needed to defeat Tai Lung where the other masters failed (except for the Wuxi Finger Hold at the end, which does deflate things a bit but is still just meant to be little more than a callback gag).
Also, the sequels did a good job moving away from this trope as Po did have to work hard to continue to get better and consistently keep up with the other masters. The whole plot of the second movie was about how he wasn't good enough because he couldn't let go of his past and the third movie was about him learning to be a teacher and actually pass down what he knows.

The issue is that their corrupt governments tend to pocket a lot of that aid. Or they give it to their "favorite" communities and ignore the more remote ones, where the aid is truly needed. There needs to be some oversight into how the aid is distributed.

Jiek_Fafn posted...
I'll be honest. I dont understand Central America. I'm often told it's nice and often told it's an unforgiving hellscape. I have no concept of the reality of it.
Most likely the people that tell you it's nice are the tourists. The tourist areas are great in every Central American country. They are generally clean and well-off based on that tourism money. Unfortunately, visitors rarely ever see the poor regions.

A great example of this is church mission trips. Even mission trips, which supposedly go to third world countries to help people out, only go to the "tourist-friendly" poor villages. The ones where the kids are cute and the adults speak at least a little English, and it's safe enough that the travelers are never in any danger. At my church a few years ago, they wanted to do a mission trip to my country in Central America. When I pointed out the communities where I had contacts, they were scared at how remote and desolate they were, and that they'd have to stay in people's houses (actual aluminum/mud houses, not hotels or US-inspired houses they like to rent). They decided instead to opt to go with a "mission trip" company that makes arrangements to go to the more volunteer-friendly areas of the same country with more amenities.

Long story short, unless you live there, or have family that lives there, you won't truly see how bad it is and the good stories you hear are the tourist locations.

My family is from one of those affected areas. It's pretty bad. Most parents just watch as their kids slowly die due to lack of nourishment. There's no government aid, and no one else can help because they are just as poor and needy.

For many of these families, it's either send their children to give them a chance of a better life, or leave them there and for sure die.

No parent would take that high a risk unless they felt they had no other option.

One thing I loved about the movie is that it didn't resort to him becoming Super Sonic in the movie's climax. I'm glad they're saving that for a sequel when the threat has gotten big enough. Other movies like to throw everything in and see what sticks, but you could tell in this movie they are using a slow burn approach to introduce the universe.

It's all about deductible expenses. There are business-only deductibles, personal-only deductibles, and some deductibles that can be claimed by both groups.

The key is knowing what expenses you, as an individual, can claim on your taxes (such as child credits, education credits, debt/interest credits, home ownership credits, marriage credits, charitable giving/philanthropy credits) and if you do it right, you can minimize your tax implications for the year.

The thing is most businesses know what expenses to deduct from their tax liability and most individuals don't. Businesses also tend to use accountants and tax preparers that know how to maximize your deductibles. Your local H&R Block rep generally isn't very good at maximizing your returns outside of simple tax dealings like overpayments of your income tax. My wife and I both realized that when the rep had no idea that my wife qualified for an aerospace tax credit because she worked for an aerospace company in a state that provided that credit.

I teach online classes, and cheating is very easy. More schools are using more sophisticated anti-cheating software, but it just becomes intrusive and uncomfortable. Some classes require students have two cameras, a webcam on their screen and a second webcam pointing from behind, so it can see what the student is doing from both ends. If I were that student I wouldn't be able to concentrate with all that monitoring.

For my classes, I just ditch closed book quizzes and tests entirely. Understanding that students will likely have access to information at any time in their careers, I let them use whatever resources they want, but structure the tests to see how well they can apply those concepts in specific situations that can't be googled.

It works for my statistics and research classes, and I understand it probably doesn't work in every field, but professors have to change their thinking in regards to tests. Simply taking tests made for in-person and proctoring them virtually with honor lock and webcams can only take you so far. Assessment really needs to evolve to accommodate the unique challenges of the online format.
