once you have money and can buy land, at least 3-4 acres ideally
start researching local or nearby national parks, large events or festivals in your area (like music festivals, renaissance festivals, etc), and see if there are camp sites nearby
buy land in that area, ideally between whatever local major events or parks and the already existing camp sites
convert the land into a camp ground
start renting the land to campers for one weekend at a time
it's cheaper than buying a house or houses to turn into airBnBs, far less maintenance (at most it will be amenities like showers, out houses, etc), and less cleaning (but you will still need to clean)
and you'll need to do work or pay someone to create paths and plots.
but it's pretty frugal. in my area, camp sites with no water or electricity are $50-60 a night, with water and/or electricity are upwards of $75-100 per night. the camp sites that have cabins can be up to $300-400 per night
My property is going to be dead center of the upcoming eclipse in April. The local hotels have been booked for 2 years. My friends keep saying how much I'd make to let people tailgate here but damn.
I don't trust people to not trash my place up,bring controlled drugs and what not. But from what I hear,it could be a peak hustle.
