It's a brand new construction in a new gated community by a reputable local builder (I made sure to research them beforehand) that normally build custom designs for the well off retiree or upper management at the national laboratory types around here but is trying to capture a larger marketshare of the housing boom by going into the general market. The place is also under 15 minutes away from Downtown where I work, so I won't have to worry about the commute and I'm still close to every outdoors amenity I enjoy on my weekends.

I could've gotten a larger home in the one of the suburbs but that would actually require a longer commute and necessitate me to live in the previously mentioned boring ass suburb with nothing but starbucks and chain stores to keep me occupied. The $4k in allowances towards any upgrade to soften the fact that I have to break my apartment lease later this year and the fact I don't have to pay the VA funding fee because of my disability rating helped in my decision quite a bit. The fact that appliances are included is a sweet bonus (I could not believe how many of the builders around here did not even include a god damn fridge or washer/dryer).
