All the kiddos that clearly rent or live at home, why not be a part of the solution? Go put $30k down on a $150k property under a 15-30 yr mortgage. Oh and you'll also need about $6k for paperwork and closing costs. Oh and better have $10k in the bank at all times for emergency repairs. Oh and then rent it out at break even rates.
