Thanks. I'd like to do a few things in the house eventually, but we're going to focus on getting a fence first. We have a dog already and plan on getting another soon, so that's a high priority.

How do people afford houses? After my rent, bills, food? Etc I almost break even. How the hell am I suppose to save up for down payment, closing costs, inspection, insurance, etc. I took a homeowners class and they said just buy choosing am $80,000 house and only putting down 4%, after everything is said and down(with the rest of the fees) I'll still need about $13,000 upfront. I can't afford that or save up for that.

I recently got a house that was valued at 184,000. We put down 6,000 for it plus a 1000 dollar earnest (which goes to the house). There's closing costs, but a lot of the time the seller will cover those.

Wooden privacy fence. He jumped his previous owner's 4ft chain link oneptetty easily apparently.

He's a retriever mix. I think he's mixed with border collie personally. Or maybe some kind of pit based on his big block head.

We only have $3100 due at closing for a 111k house(we paid 110).

FHA loans only require 3.5%

I saved up fr the first down payment by working 3 jobs and saving everything I could. I sacrificed most of the weekends of my 20s.

The second down payment was mostly the proceeds of selling my first place.

We went through a loan officer. We got pre approved so it all went pretty quickly. After we found the house, we had all the paperwork done in a month or so.

We take possession 6/1. We'll still have the lease to our apartment until the end of June, which will be super nice.
