so, i have a guy interested in buying my ps4, but i don't want him in my house.

You could have him meet you at a local game store and either ask them to let you test it there or pretend you are trading it in, in which they will test it there.
When you bring in a console to say GameStop they will hook it up and test it. If you have a very friendly game store they may do it for just for the hell of it. But if you let them test it as a trade in, but then "change your mind" after they test it that would show your buyer that it works. The test part is the problem. I say give him a 2-day warranty in writing to test it, take lots of photos and a video of it working just in case he breaks it. That's plenty of time for him to test it.
