i had to submit information myself i'm hoping to get into a new place. worrying part is my income but it's just slightly above the limit for my relative and me.

once they confirm everything and give the ok. just gotta give a 30 days notice to my current landlord and clean up the place (want to leave on good terms).

the landlord at the new place is going to try to give me the apartment that is nearby the grassy area so the dog can have somewhere to go on property (provided i clean up the poop) of course.

I typically don't bother with credit or score checks. I'm more into last 2 or 3 pay stubs and checking work reference and previous landlord ref if they rented in the past. Going forward it's also good to do a criminal background check. My current tenant never rented in the past so it was just a straight work check and making sure based on her paystubs she could afford the rent. For future applicants I'll be doing a bit of a thorough check. People can lie about a previous landlord and use a friend's number unless you get the address and go see the landlord in person. Most tenants typically pay on time. Some can be late at paying and you can charge a late fee. My agreement mentions a late fee and was late twice by 1 day which I follow up on but didn't bother charging the late fee. Generally speaking handling any issue in a proper man makes for a happy tenant.

If you're gonna handle the property yourself I'd recommend doing a once a month check up on the place to make sure it's not trashed. No point in having a tenant there for over a year then they move out and you walk into a huge expense and they don't pay cause they claim bankruptcy or you can't get in touch with them. Better to address the matter in a timely manner and start an eviction process if necessary. Or get the property management company to check up on tenants once a month if you can afford it I guess.

Also as a landlord I don't waste my time with trashy places unless I have the money to fix it up. I'd feel pretty upset too renting from someone and they aren't doing things to fix up the place that needs it. My ex wife is renting a house and the guy has a tarp on the entire roof cause the shingles need replacing. He better replace them this year. A tarp seems like a huge violation. Last thing you wanna be is sued. Tenants and landlords need to look into their rights.

Renting is a voluntary contract between two people. You should be able to do whatever you want with your property, including using it to make a profit, because its your property.

YOU have no right to tell two other people that they cant engage in that voluntary contract because YOU feel its unfair. Fuck your feelings. Life is hard for you? That sucks. You dont want to rent? That sucks. You cant afford a house? That sucks. You still arent entitled to other peoples shit or to pay what YOU feel is fair. Its not your shit. Youre asking someone else to live in their shit. They can charge whatever they want, its THEIR shit. Youre the one with a need. Theyre the ones providing a possible solution. If you dont like the deal, go elsewhere, its completely voluntary. If that means you have to live somewhere shitty or do something youre presently not willing to do..oh well. A big part of life is doing shit you dont want to do so you can do the shit you want to do later. But you know whats not a big part of life? The management company that owns my building barely does any upkeep on it. They complain to the residents, telling us that we should be vacuuming and mopping the common areas like halls and the art gallery/lobby downstairs, and remove public garbage cans outside the building, rather than just stay on top of emptying them.
On top of that, they have solar panels on the roof that were originally installed to give us reductions in electric bills, but we don't actually see those discounts.

The one time my wife and I truly needed something from them, was when we had mice, I told them about it, and they brought some shlub in who did nothing but give me glue traps. I WORK FOR A PEST CONTROL COMPANY MYSELF and when I called them on their bullshit, he said they would come back in a week, but never did.

Yes, they spend a lot of money renovating units after they get ruined by disgusting tenants, but they're also notorious for covering stuff up, cutting corners with the cheapest furnishings possible, and doing very little to fix problems, when prospective renters are interested.

There's absolutely plenty of bad tenants out there. But don't defend management companies. They're fucking crooks.

Yup, that's how my aunt does it, too. Hopefully when I get into real estate I can find a good guy/girl to do all that for me as well.

I'm assuming that since young home buyers have never had more debt outside of a mortgage on this continent, and since the market is presently flooded with homes (and has been for literal years), and since new home construction has only recently slowed (with multi-unit buildings still being built at a rate that far outpaces home sales), the appreciation rate on a home will not significantly increase until those factors are addressed by outside influence of one thing or another.

You know why this entire conversation is fucking stupid? Renting is entirely voluntary. This isn't a situation where all of the land is owned by land barons and you're pretty much forced to live on their land and give them most of your shit.

Nobody forces you to live on their land and give them your money. It's a completely voluntary action. Also, it shouldn't be the duty of a private property owner to provide affordable living for the poor. If you can only afford to live in a bad neighborhood, that's a you problem, not a person who's doing better than you's problem. The money your paying is simply to live where you asked to live. That's it. What happens what that money leaves your hands, frankly isn't your fucking business. If your landlord spends all of your rent money on hookers and blow, oh well, not your money anymore, and also, you're still not entitled to any of his property. If you feel like people shouldn't be allowed to profit off renting their own shit, then you're simply an asshole, and you probably don't have anything, and it makes you bitter. Oh well. Sucks to fucking suck, other people shouldn't suffer so you can get what you feel you deserve. Paying rent entitles you to exactly nothing but what was laid out in the rental agreement.

Cheap housing =/= forcing people to provide their private shit at a rate determined by the needs of the poor and/or stupid. If you want cheap housing, move to the ghetto bro. Landlords shouldn't have to rent their shit out for any rate other than the one that someone is willing to pay, just because it leaves some people out. If you want cheap housing, it needs to come exclusively from public housing or from places that people are WILLING to rent out cheaply, and those places usually kind of suck...but it's housing, and it's cheap. If you want cheap NICE housing, you aren't entitled to that. You have to work for that. You have to have something to offer someone who wants to pay you enough to afford that. You have to improve yourself.
