6 month lease

More flexibility, 300 dollars more expensive minimum overall, I'm new to the area so the flexibility helps

12 month

Cheaper overall, plus if I did the 6 month and renewed my lease there my rent would potentially increase, I can pay a 500 transfer fee and go to any other property within the company after staying 6 months at the apt, this includes every southern state and a lot of other rentals in the city

I'll second this. If you have some degree of uncertainty on the quality of the place or on some other metric, go for 6.

the apartment company is a pretty reputable company, it would be more if I'm not a huge fan of the location or not.
