Between the hours of 9-5pm tomorrow. You have to grant them access into every room to check the walls/pipes/radiators and if you aren't home or don't open the door the person doing the inspection has the right to change the locks and enter your apartment.

Can they really do this in the covid era? Im on the 20th floor and would prefer not to have someone who just had contact with everyone in my building from floors 1-19 come in and have contact with me. Best case scenario is those 100-200 people inspector comes into contact don't have covid and they all with wears masks but I think odds are against it.

yes. my apartment complex can do inspections at any time. (mainly to see the conditions of the house) as long as there's no drugs and it's clean. you'll be fine.

not more than twice a year.

also to note: they encourage me to tell them of any issues with the appliances. they're nice enough to fix an oven coil that got burnt out.

If it's in your lease, probably, but I feel like that wouldn't be legal to even put in a lease. I'd look through it and call them on their BS if it's not in the lease whatsoever. If it is, probably lawyer up if you're in the mindset to do so because I cannot imagine that would hold up.

If it can be done under HOA rules, it can be done for renters. Our HOA just did one about a month ago. All they did is state on the letter that the inspectors are practicing COVID safety guidelines, for what it's worth.

If you stop and think about it for more than three second it should be pretty obvious why this is allowed.

The landlord is responsible for the maintenance of their building.

Preventative measures are far cheap than remedial measures.

They are legally liable to you if the property is not properly maintained.

Maintenance of the property means inspection of the apartments for potential issues in plumbing, electrical, ceilings, structural, ect.

I mean, shit, you can't complain about this then turn around and demand they fix your flooded bathroom. How self-centered are you? Think shit through. A flooded ceiling isn't going to wait for COVID to go away. Stuff still needs to get done.

Do you have the ability to open a window / door to the patio? Assuming you'll be in the apartment at the time they check on it increasing the airflow and getting outside air is your best defense.

Are you sure? I'm not a lawyer but in my state you need to give notice or have an emergency reason to do that. And it's a horrible state for renters rights

Apparently so. I'm just renting a room here btw, but I saw the letter that was sent. It was for carbon monoxide detectors, IIRC, and the houses here are pretty close to each other. Probably the same reason why we're not allowed to own an outdoor grill as well.

But yeah, f*** HOAs.

I think they are doing it just to say they did it. Because they got sued for having lead in the water a couple months ago.

Technically they are supposed to clean and disinfect the elevator and each floor of the apt complex once a week as a covid safety measure but they haven't done it since July.

Could be an emergency situation with the pipes. You can give 24 hours in certain situations.

Yea. I think a lot of people are gonna get their locks. This a week after thanksgiving people might just be coming back from traveling or just staying out of town until after Christmas/New Years right now.
