The Berkeley City Council has unanimously voted to become the first Bay Area city to end single-family zoning.

The resolution, adopted Tuesday night, will allow for multifamily housing on lots that currently are zoned for only one home.
Berkeley was the first city in the country to enact single-family zoning more than 100 years ago.

Opponents of single-family zoning say it was used to exclude people of color from moving into certain neighborhoods.

The resolution will go into effect in December 2022.

Should be good news. Hope SF and Oakland follow

No. It means that you can't have a residential zone be only for single family houses. If someone buys a lot and wants to build something for more than one family, they can.
Single family zoning is one of the things that keeps the housing supply artificially low.

There is nothing preventing someone from building a single family home. This just makes it easier to build multifamily housing in (most of) the city - I think there may be an exception for the high-fire risk areas but I could be wrong

If you can still build single-family housing then literally nothing wrong with this.

I'm pretty sure California doesn't have a space issue, but they definitely have a supply issue for housing.

only saw things go up each year. there's no downward trend.
minor exception to this year. i was overcharged a bit on rent but nothing compared to my last place.

i don't think this law means single-family homes can't be built, just that developers need to be allowed to build multi-unit properties if there's a market for them

if you buy a house you own a house. If you buy a condo you own air. And you have to pay for the rest of your life (condo fees, hoa, etc).

the dream of buying a house and being able to live in it for the rest of your life without paying is not possible if you must pay all sorts of fees

This dream is stupid. As someone said there are still property taxes but also it assumes that you'll only live in one spot for the rest of your life.

Also if you managed your money well you'll be able to buy a house at some point in your life without even getting a mortgage.

condos have smaller property tax so you still have the feeling of owning it in the same way you would a house, it's just smaller

and you never really own a house anyway because of larger property taxes...but that's okay, because the goal should be to construct and build as much housing as necessary. the idea of a primary residence being an investment is deprecated. people just need quality and fancy shelter. we can build lots of nice properties and saturate the market with them.

From what I've seen on Zillow single-family houses in California still have HOA fees for the most part unless the house you are buying is REALLY expensive.

And I don't think multifamily housing and condos are the same thing.

if a few greedy Kushner types will be the ones building all these properties because now you got no other option these properties will basically be disposable too. Instead of passing your house to your children the thing will be falling apart in a few decades: look at an apartment building made in the 80s and one made in the 2000s, the 80s one is always in a better state

Multi-unit buildings are either rentals, or condos (or duplexes, which are just miniature condos). All this does is move "exploitation" elsewhere, and obfuscate it slightly better.

The removal of the exclusionary zoning is still a positive though right?
Of course, but I don't think Berkeley has quite thought out the causal relationship here.
