I'd just hoard property to drive up sale prices. I wouldnt even have anyone live in them. Not because I want the increased property value, but purely to make it unaffordable to the common man.

I got the money and I am a landlord and it sucks. I would have have rather invested my money in the stock market instead. For all of you that hate landlords and wished they disappeared, I would like to grant that wish so see what would happen if 2/3 of the population became homeless overnight.

I own 3 rentals. The first was not exactly by choice or because I had a lot of money. Rather, I bought a townhome in 05 for $166k, then the 2008-12 housing market crash happened and tanked that value to $70-80k. We were underwater and my wife was pushing hard to move into a bigger place, so rather than sell and take a loss or foreclose, we rented it out.

It worked out well, so I bought a 2nd rental about 4 years ago for the sole purpose of renting it out. I still continue to self-manage both of these rentals.

The 3rd rental is another house we lived in. We moved out of state but wanted to keep the house in the event that we want to move back, so Im using a management company to handle that one.

I have no intentions of buying up a lot of property, and Ill never buy something that I wouldnt personally live in or rent out to a family member. As has been mentioned, there are far more profitable, less risky, and less capital intensive investment vehicles to use to build wealth than real estate. That said, I do believe it cant hurt to own 1-2 properties as real estate does tend to be quite stable and predictable.

Probably not. Don't like the hassle.

Absolutely not. I hate dealing with people and their personal problems, and being a landlord means you have to deal with some truly shitty people.

you'd find pretty quickly that there's generally no money to be made that way.

Nope. Flip, sure, but after the tantrums and entitlement from the "fuck landlords rent should be free lol" crowd the last year and a half there is no way in hell I'd ever rent my property out
