I was gonna say... 9600 might be nice for some temporary relief for those who already own homes and are paying mortgages --- but it's not gonna help most people buy anything. We need more action from our government to stop companies from buying up properties and sending the prices sky high

I mean, homeowners who bought prior to mid 2022 (especially those who bought and refinanced) during COVID were able to buy using insane low interest rates. Don't think they need any help. They've locked in low housing costs already.

I don't know if I care for this particular proposal. High housing is much more of a supply issue (lack of enough housing) rather than a demand issue.
But that has more of a local/citywide fix than something that can be done at the federal level.

They can sell their home and buy a new one (from someone who is also selling their home to buy a new one, etc).

only a small % of the population buys 1 home in all of their life and then proceeds to die there. Lots of people upgrade homes as they start families, or when the kids "leave the nest" as that extra space is now excessive. If you want to capitalize on this incentive, do it. If you don't, for whatever reason, then you don't.

For the first two years, sure. But if you're in such a bad financial state that even an extra $400 a month towards the mortgage will keep you from losing your house, you're going to lose that house the second you hit Month #25.

It's just not enough money and kind of feels like something intentionally short-sighted that he can put out there during an election year.

Wouldn't the first sentence that mentions 400 a month be for that? I think you have a mortgage after you buy the house, but I'm not an expert on mortgages.

It spends like you read the second sentence that said the money would be like giving them money to buy a house and got confused.

Only need 5% down or less as a first time buyer. 9600 being 5 percent is near 200k. Thats quite sizable. Save another few grand over two years given, assuming it passes, and youre in the market for a 300k home. Aint much in NY and California but certainly a decent start in the rest of the country.

Its not enough but its certainly not nothing is what Im saying.

The people need cheaper housing more than handouts such as this. Get that under control and they will have naturally have more money to spend on other essentials without putting the country even more into debt.

I know its a election year but think of the long term over short term and build more housing.

I bought my home in April of 2021, and I'd be happy about people getting help buying their first homes even if I don't get any of the benefit. We need to build more homes in order to increase supply, though.

I bought last year in the height of the housing prices (well, they've remained high, but you know...compared to pre-pandemic when homes were like half of what they cost now).
I could use the help, it's weird that people think as soon as you buy a house you're set, when I've basically been struggling to break even every month.
Like...it's still better than renting since it'll pay off eventually. But hardly "set", either.

They should enact the original bill instead. It was retroactive to 2020 purchases. Far more helpful for those trapped in this pandemic bubble.

there's lots of demand, the supply is unfortunately overpriced; in a healthy market that would create a powerful incentive for developers to flood the market with more of it in a more affordable manner

but i presume there's red tape getting in the way of making this happen

Absolutely. It's illegal to build most types of housing in most neighborhoods. But removing those bad zoning laws and actually building more will reduce costs.

9600 would be nothing in canada. Even the minimum downpayment on an average house in, say, toronto is nearly 50 grand. then your mortgage is several grand a month.

This makes it better. Make my home worth more. Some people that got in at the right time will now get homes and on top of that, they're the ones pulling up the ladder behind them. So now if I felt things like guilt, I'm off the hook.
