| IdiotMachine 02/14/20 10:54:03 AM #1 | I bought the house in 2015 for $93.5k. I sold the house a couple weeks ago for $105.9k (+13%, and +$12.4k). After mortgage pay off ($80k), realtor fees (6.5%), transfer taxes (2%), home warranty (~$500), bunch of fees (deed preparation, notary, certifications, permits, etc.), seller's repair credit due to home inspection findings ($1500), I'll be making only $14k off this sale when the deal closes next month. Almost half of the actual cash is going somewhere else! ($105.9k - $80k = $25.9k; $14k/$25.9k = 54% to me, and 46% to fees/taxes) Now to calculate the cost of me living there: I lived there for 53 months. My mortgage+taxes+insurance was about $600/mo. Therefore: $600/mo * 53 months = $31,800 total paid $31,800 - the $14,000 profit = $17,800 "net paid" $17,800 / 53 months = $340/mo "net paid" See that doesn't sound bad at all, but I had to repair some stuff and probably spent around $15,000 in maintenance/repairs and updates to the house. So instead of $17,800 "net paid", it's more like $35,000 "net paid", which would result in around $660/mo "net paid". You could rent a small apartment for around $700/mo, with your average nice apartments being around $1,000/mo in the Pittsburgh suburbs. Bottom line: Homeownership is overrated and was just barely worth it for me. *EDIT*: When I moved here, the company offered a company-sponsored mortgage with a minimum of 5% down and all closing costs paid for. The mortgage also did not come with a PMI, and had a very low interest rate (2.75%). As I knew I was going to move to a bigger house later (like 5 years later, i.e. now), I saw no value in paying more than 5% down in this case. Had I been forced to pay closing costs and PMI, renting would've been far better. --- |
