Like other people have said, there are free services for you that will handle the forum boilerplate stuff and let you customize it somewhat

If you're serious about learning and want to work up to this, https://www.theodinproject.com/ has a very good curriculum. A really good web dev on my team at work was self taught from this i believe

She is in one of the cheapest places in the area lol. Options are extremely limited because it has to be section 8 housing. It fucking sucks and the floors are made of plywood and it has horrible insulation and it costs 1.5x my mortgage still

and as you said, property taxes increase. where i live this happens every 7 years. the last time it happened to my house, my taxes went from like $4500 -> $5500 / year, which is a lot more than 3%.

but yeah, $100/month increase is being done to increase profits, not to cover increased expenses.

Yeah I suppose that makes sense. But definitely the rent increases on this level are just unreasonable and greedy

It also has to do with the rental market in your area, they'll charge as much as people are willing to pay even if the landlords expenses do not go up at all

What materials? The house is already built lol. All im saying is as a homeowner i don't really notice any increased expenses over time. Certainly not enough to warrant $100+/mo increases every year

Takes a certain type of person to be a landlord. My fianc's parents used to own a bunch of houses that they rented out. Her mom said she felt disgusted with it like she was some kind of slumlord. Her dad had literally no problem with any of it. He recently bought a few more. He sleeps just fine at night.

Maybe stupid question, but whats the justification for it? As a homeowner, my mortgage is exactly the same each month. I guess property taxes can increase, but its not usually by much (I think there's a 3% cap)

The landlord of my bfs mom keeps hiking up the rent a ton every year and it's stupid. Is it purely out of greed or is there actually a reason they'd have to cover more expenses as time goes on?
