Yeah, just read them carefully, if it's brand new there may not be many rules yet, but mine had original rules (That were not part of the papers we saw) that included no roomates/renters. I could have fought it in court, but if I lost.....all the attorneys fees would have gone to the HoA leaders and so they would have happily litigated everything to death, so it just wasn't worth it (I was not up for the stress etc).

But yeah your only restricted by what you sign, so if it's not part of the bylaws/rules when you buy the property you are safe.
