So I bought this house less than 2 years ago. It is 2 lots. About 1 acre. It has a house a fenced yard. A side pad. A pavilion. A pool with deck. A back porch, a poured slab in middle side, and a large shed at the end on a driveway alongside of my house.

So this neighbor who bought 11 acres next to me of abandoned mines is trying to put gas wells there. Despite his property running alongside the road on the front side. He wants to put an accessway to his property on the backside.

He has taken a backho and completely deforested off the side of my property removing hundreds of trees. This is off a hillside to my property which has shown small signs of my hillside coming in some.

No big deal except. He claims my driveway is actually an alley. That my shed is on his property and so is half of my fence. He claims I should tear down my shed to let him build a road there to bring trucks in for his gas wells.

So, I contact previous neighbor and he is like yeah this dude tried this 8 years ago and I told him to fuck off its my property.

Except the plats support what the neighbor says. It does say there is an alley there and that my shed is on his property.

However, previous owner says the plats are old and not updated and the alley is a paper alley that no longer exists. Says someone somewhere has an updated survey and the shed is inside the survey markers he had previously.

Neighbor has been encroaching all my other neighbors yards and they signed a petition and hired lawyers against him.

Uh, what do I do? Is this Adverse Possession? Somewhere I can get my updated survey? Sit tight and make him do a professional survey to prove it? Move my shit?

He has said he is going to remove my shed.

took a class in business law in a community college years ago, but iirc even if the shed was on his property, its yours now if you've been using it without incident for more than 7 years

my recommendation, tell him if he looks at your shed wrong you're going to go find the most jewish-sounding lawyer in your area and he'll have to sell his acreage to keep up with the payment you'll get out of him

I think adverse possession is 21 years here which I do think I am past at this point.

When you bought it, by law you should have gotten a survey.

Look at your survey and see where it says your property lines are.

My state does not require surveys. And I did not get one. But the shed is listed as my property on my deed.

Yeah, I figure let him do the survey first. I should post pics of all the shit he dug out. It used to be all trees.
