It's true. Buy where the land is cheap, develop it, have some kickass building instead which will obviously charge more in rent. The land's cheap because it's in the middle of a an aging and crime-infested neighborhood. By buying up homes and changing the demographics of the area, it's now no longer aging and there's less crime.

"Don't sell your house and stop killing each other you idiots" is a decent message, but if the crime is going to continue and you're a homeowner, I don't blame you for selling out. You get to move to a safer neighborhood and snag a profit in the process.

Where I live right now is the direct result of gentrification. It's pretty nice. Old family homes, most of which are in disrepair, are being bought up and bulldozed. Replaced by 3 story townhomes and condos.

Yep, that's actually happening in South Shore and other parts of south side Chicago as we speak. Young black middle class families are selling their homes because of the violence and relocating to better areas or the suburbs.

You can buy property in South Shore and other parts of Chicago for really low prices, but it's not worth it because on your block you might see multiple robberies/assaults per day.

Yeah, as long as the government ensures it is profitable for investors to build/maintain properties. Section 8 housing, at least in Chicago, gets worn down really fast.

I grew up in the south side of Chicago and went to a Chicago public school up until freshman year of high school when we left. We had anti-drug programming each and every year. The problem is that when kids get older, like in their teens, they start associating with the "cool" crowd. If you have both parents intact and in a stable household, your chances of getting your dad to beat your ass if you step out of line are much higher.

But if your dad isn't around, your chances of falling and staying in the wrong crowd skyrocket. Which then perpetuates a cycle of destruction if you then have children while you're involved in the wrong shit, because then your kids follow in that path.
