I know exactly how it works, and I think this is a caricature of the process, though the process is very bad. I also said 'may' not 'will' for a reason, because likely many developments wouldn't need input from a commission outside certain designated (historic, etc) planning districts. But again, the federal government has no ability to get rid of these processes directly. It's a constitutional issue; states could address this for cities in their state, but not the federal government. Which means the best you can hope for is that we try to induce citues to relax exclusionary zoning laws so that fewer developments need approval in the first place, and so that the areas in which they can even be proposed cover a larger part of the city. Working with actors at different levels of government is going to be necessary to make that work. What he means by equitable based on the plan as its written is ending exclusionary zoning and promoting inclusionary zoning. Again a tradeoff NIMBYs have made in various cities. Anyway you just said your opposition here is because you think he's a typical NIMBY and that's about what I figured. --- But to you who are listening I say: Love your enemies, do good to those who hate you, bless those who curse you, pray for those who mistreat you. ... I actually think the consequence of Obama's broken promises is the rise of the DSA, sort of how Bush's broken promises lead to the tea party which lead to trump. Basically it ultimately leads to the breakdown of our mainstream political system in the long-term. But there's no incentive for either side to change course in the short term. And it's hard to do anyway, like how the never trump GOP was never shit and basically capitulated immediately.
