I know a guy who got turned down everywhere non-slummy/gunshotty for rentals because of bankruptcy on his record. However he was able to get a $90,000 mortgage.

Because they make you commit to more money with a mortgage. It's like if you agreed to 15 years of Netflix, as opposed to paying month to month.
