I'm 27, make around 75k right now, but I want more money, but I don't want to get a MBA or have to switch degrees in to some tech field that will boost me to over 100k. Right now, my plan is to save a bunch of money so I can have a back up because I know sales such as real estate won't have turn anything til later lol.

Depends what you're selling. Imagine having to meet your company's sales quota that's likely built to fail and have fake incentives. Imagine having to pitch and talk people into buying your products.

Products that sales themselves are okay at least because then you're just the middle man and not the person having to be a light weight actor trying to fake sale your products lmao. I understand some people thrive at it and are really good at sales but that's one in a million. I'd hate to put on a fake smile and make my product sound like it's the best shit in the world

$75K at 27 is a lot of money. A lot of people would love to be in your spot. I know you work office and I've done office work for over 10 years and it's boring. I wouldn't mind sales to not sit 8 hours and be bored a lot.

If they can't afford to pay you more then either stick with it cause it's a lot of money regardless or go after more money.

I've been in the software (SaaS) sales industry for five years come November. It's a slow burn to start with, your first job will likely solely be 100% outbound cold-calling (because that's the hardest part). If you can get through with good numbers then you set yourself up for success for the rest of your career.

As long as you have the talent, the company and whatever you're selling won't matter.

Im in recruiting which is pretty much sales (of humans). And Ive done sales for products as well. There is some truth that the quotas are BS for some companies. Its not easy work and while Ive worked my way up to a cushy salaried job it took a lot to get here. You have to be people oriented for this kind of work and Im not sure TC is based on his posting history.

Typically it's not hard to sell a house especially if you meet the clients needs. These days the whole setting up an empty house with show pieces isn't necessary. Seems like a waste of added cost. I know they say it brings up sales, but if someone wants a house seeing it empty is fine. And if you wanna make big money hopefully you have the "image" to be on billboard type ads that attract new clients to you.

Before I answer, let me ask where you live? (not specifically, just are you in a suburb or an actual downtown)

And also what part of the country (east coast, west coast, midwest, south, etc)

I ask because you really don't need a "savings buffer" depending on where you live -- my first gig out of school was the "100% outbounding cold calling" and even that paid me 50k to begin with. In suburban MN, I was able to make that work enough to live by myself (albeit in a studio) and treat myself fairly regularly to nice food and entertainment.

However if you're set on living in an expensive downtown area then yeah you'll want something to draw from for that first job while you get your feet wet (although living off savings is never advisable, especially during a potential career change). You could also get a roommate, that is a big money-saver.

Yeah, I've looked in to Real Estate videos and it didn't deter me. I know it's going to be hard work regardless and me being 27 with work experience I'll just think back to this bull **** and not having to go in to more student loan debt for some dumb MBA to make myself feel better haha. There's a possibility I may move to Florida or Tx too

Oh yeah a few agents buy to rent also. Talk with your bank. For a second property they typically want 20% down I think. Look online to see what houses you'd get in your budget based on what the bank will approve you for then rent at the going rate. If you charge more then look into hiring someone to do yard maintenance like cut the grass once every 3 or 4 weeks or get the tenant to do it and charge slightly less. Most people if just sticking with a single home will prefer the tenant to do yardwork or for legal reasons just pay someone. A tenant could come at you claiming they hurt themself doing yardwork.

I personally know a former co-worker who rents 4 or 5 homes and the tenants do all the yard stuff. He'll also buy them paint as a one time offer so they can paint the interior if they like otherwise he doesn't. To each their own <_<

My advice try to get a 30 year mortgage so monthly payments are low. You'd get cashflow from the tenant paying month to month (I don't use 1 year leases). After 4-5 years you could sell the house making about $100K to put into stocks. I might do a bit of that along with holding onto the house for 30 years so after mortgage free I'd make more money. Bungalow or duplexes work best cause having 2 good tenants paying for 1 property is a lot better.

If your company makes you fully remote (as mine did), then do what I did and move out to the farmland. I've got a sweet 1BR apartment with fiber internet and in-unit washer/dryer paying the same rate that I was paying for a studio in the suburbs. Granted I'm not much of a social butterfly so I don't really care about missing out on "night life" and other shit, I'm fine here with a grocery store, a few bars, and a speedway in the next town over.

That said, do some research on apartments in the area and see what you can afford. But for an entry-level sales gig, I wouldn't expect more than 50k. Don't get me wrong, you can do better, but I'd just put 50 as a minimum.

The money is there though, especially when you make your way up to one of those ten-year vets working enterprise-level deals making six figures annually with individual deals netting you five figures in commission. Not a bad place to be for a mid-30 year old.

The best decision I made was to leave the city. Working remotely would be very nice. I don't mind coming into the office, but just staying at home is a lot better. I could game at times instead of surfing CE <_<

City life is more for social butterflies and if you like going to see many different places often.
