I know how much y'all hate land or home owners but I have a bunch of money in my savings that I must put into something or else it's just gonna sit there. I tried crypto and that shit is a meme to me. I have 401ks and things like that already. I'm thinking about IRA Roth too but I'm not sure either.

I need to buy a house or at least land.

My cousin says we should buy 20 acres of land real soon because weed will be legal to plant soon in our state and we should be ready to jump on that.

if it isn't asking too much personal info, which state?

The issue I see with that is I don't know that any states are saying "hey you can grow as much as you want and sell it" They are limiting it to a few plants and you can't sell it. So unless you're going to get a license to sell it I don't know why you would bother.

This is unless your state has weird rules.

depends on what you want to do with your time but it's pretty hard to beat the ROI in stocks with real estate and you have a lot to do unlike stocks where you just sit and wait for your money to grow

crypto probably has by far the highest expected value but if your heart can't handle the swings you indeed should stay away

It's too much work and lack of liquidity for me.

And honestly, CE has changed my mind on landlords a little bit. Housing costs are getting out of control, even in less populated areas. I don't want to be contributing to that.

Don't really feel like typing much out, but I just mean that buying a house and deciding to rent it out won't always make you money. Sometimes, the rent isn't even more than mortgage + fees. Sometimes you only break even.
Just do your research regarding your area, house prices, and rent prices

I've got friends who own a real estate company and they optimize as much as they can, putting the rent high enough and doing all the renovations so it's attractive enough for the price, in the end they make ~2000$/yr per appartment or at least that's the goal, he said that it was quite a bit harder to make money renting houses than appartments
