I think I need someone to explain this to me like I'm a 6 year old, as I was only a renter for 2 years before I bought my house and it was fairly affordable at the time. I completely understand the need for affordable, government subsidized, "rent controlled" housing, but other than that, shouldn't the market dictate the rent of private properties? We need rent prices to be drastically lowered across the board. Being a landlord should no longer be a get-rich-quick scam, which is what has become now. They have rules in place that allow them to put a maintenance allotment on each house, which guarantees them profit no matter what. And if no one is renting these properties, landlords aren't making any money, so wouldn't it be more advantageous for them to lower the rent prices to fill those vacancies? Like I said, I truly know nothing about this topic, and I'm probably thinking too small about it. I think I'm looking at it more as apartments being offered like a retail product. Like, If I have 500 TShirts I'm trying to sell for $75 that cost me $5 to make, but no one is buying them, I'd eventually be force to lower the price to get them to sell. It absolutely did not matter that I was paying $1,250 for my apartment at the time (after multiple rent increases over years of living there), pretty much every apartment refused to rent to me because I didn't make triple the rent. Say I found a nice place for $950? Because my gross income was only about 2,500/month, they wouldn't approve me. Didn't matter that I was paying more already. Didn't matter that it was a smarter financial decision. The door was repeatedly slammed in my face. I ended up finding an apartment that only required I make double the rent... unfortunately, the rent is $1,100 so a huge chunk of my money goes towards that. I can't afford a car. Since I can't afford a car, I can't get a better job (trust me, I've tried; I've had promising interviews outright canceled once they found out I didn't have my own vehicle). I have to pay out the ass to have everything delivered because the nearest grocery store would be an hour round trip to walk (so, good luck with anything refrigerated or frozen). I also live in constant fear that my rent is going to go up to an unaffordable level next year because I can't afford to move again. Rent has absolutely gotten out of control in this country. ... I study law and have learned about interstate commerce. I only read the headline, but here is the breakdown if I understand it right. When a matter that is considered "interstate commerce", that means it is something that only the federal government can regulate, not the states. It is only interestate commerce if it is one of three things. A channel (road, waterway, etc.), a method (a car, a boat, etc.) or something that is neither, but still has a substantial effect on interstate commerce. Huntington Beach will make the claim that the rent prices have a substantial effect on interestate commerce by claiming less people will be crossing the boarding into California in order to purchase property. This argument has totally worked in discrimination cases where business would not sell to people of color as the federal government said that discrimination in a business is a matter of interstate commerce, but I don't recall it ever working in a rent-based argument before.
