There's a process to eviction, and before it even comes to that you need to go through some steps to see if you can work things out with the tenant amicably. A full eviction can take months, and cops won't get involved until it comes to the bitter end and you need to forcibly evict someone. No one wants to go to court. That shit is expensive. Landlords don't want to get courts and cops involved any more than tenants do. Also not a viable single family home. It is detached from the main house, but for me to sell it as a single family I'd have to petition the town to divide my property, which comes with a host of hurdles on top of not being assured that it'll get approved. I try to be a sensible, attentive, and caring landlord. My rental units are priced below the area average, in both locations. As stated earlier I have them regularly maintained, including bi-monthly yard work in the summer and snow removal in the winter. Both properties don't have electric bills because they're on solar. They have newer roofs for the same reason. I've only held a tenants deposit two times.
