TopicHow likely is it for anyone to buy a house in a high cost of living area?

What can be done about it? People in high cost of living areas actually bid against each other paying more than the home owner was asking. The government regulating how much someone can offer for a house would set a dangerous precedent.
They don't need to regulate normal people outbidding each other. They need to regulate companies being able to just come in and buy up housing for profit.

Really unlikely, until something changes. Both house prices and loan interest rates are much higher than they used to be. My mom was making somewhere around $80k annually when she bought her house. If I were to buy her house now, at it's current value, I'd need to make nearly $200k annually just to afford the mortgage (not even counting utilities and food). Even worse if I try to buy into a more expensive neighborhood than hers.

LeoRavus posted...
If people making average salaries want a house their best bet is to move out of expensive areas. Or struggle paying rent that'll go up until you die.
The problem though is your job. I live in Los Angeles, and the houses in most parts of LA are over $700k now. If I move way out to the valley, like Temecula, Hemet, or Beaumont, then there are more houses in the $300k to $600k range. But if I can't find a good paying job out there, now I'm commuting 2+ hours every day to my current job. When I was younger, one of my mom's co-workers did that. Bought a house in the valley and then commuted 80 miles one way to work. He hated that commute

That would depend on you, really. I thought the game had a lot of missed opportunities and ended up being aggressively average because of that. Like the combat is an improvement over 15, but still ends up being pretty simplistic.

And some of the later boss fights drag on for far, far too long. Like I was, without exaggeration, fighting one boss for 30 minutes straight just because he had so many different phases to him before he finally stayed down. Get down his health bar? Cutscene, followed by another phase. Over and over.

So in my opinion, if you need a new game to play, it will last you a decent amount of time, but if you have a backlog, then I'd play one of those games instead.

The mods I've enjoyed are (note that some mods have likely been messed up by the recent patches):

Utilities
-Unofficial Fallout 4 Patch (fixes several bugs that Bethesda never fixed)
-Fallout 4 Script Extender/F4SE (modding resource that several mods will require)
-Mod Configuration Menu (An in-game menu for some mod settings)

Settlement Mods
-Sim Settlements 2 (gives you the ability to make settlements either semi automated or fully automated. Also has a full questline with new, voiced NPCs)
  • Hud Framework (needed for Sim Settlements)
  • Workshop Framework (needed for Sim Settlements)
-Sim Settlements 2 Add on packs
-Homemaker - Expanded Settlements (adds a ton of new items to place in settlements)
-Place Everywhere (removes the placement restrictions in settlements)
-Scrap Everything (allows you to scrap most things in settlements)

Visuals
-Vivid Fallout all in one (improved textures for landscapes, trees, rocks, roads and bridges)
-Vivid Weathers (adds more weather effects and improves cloud textures)
-Wasteland Creatures Redone (improves the textures of monsters)
-A Forest (this one is more of a personal preference for me. It adds a ton of trees and plants to the game map. Changes it from a barren wasteland to an overgrown forest)

General Mods
-We are the Minutemen (improves the minutemen faction and has them grow in presence as you do quests for them)
-Black Widow Armor and Pipboy (Cool looking custom armor)

You know, now that you mention it. Disney does own a ton of properties. They could almost do a legitimate version of the old Everything vs Everything (EvE) pack for Mugen. It was basically a mod for an open source fighting game engine that had 1000's of characters from all over. Anime, MvC, Street Fighter, SNK, Family Guy, The Simpsons, etc. If Disney could get anywhere close to that they'd be the GOATs

From what I remember of this game, levels past a certain point mean little to nothing, especially once you have enough for every card you want in your build. Unlike previous games, levels also don't give you any increase to max HP, so even at level 1200+ you're still just about as killable as level 120.
Kind of. You stop gaining more Special stats at level 50 and after that it's all about your perk cards and legendary perks.

It's the legendary perks that take a while to max out. You unlock the first legendary perk slot at level 75 and the last one is unlocked at level 300. Without counting free perk cards from seasonal rewards, it takes until level 540 to max out the 6 legendary perks you choose. So level still makes a difference up until then. Because some of the legendary perks let you raise your special stats further. So a level 540 might have higher stats than a level 120 because of the legendary perks.

I really liked Maple Story, in general. There were some things that really broke it for me, though. It's worth noting I played it nearly twenty years ago, so I don't know how it is now.

I plated as a warrior, but I felt they were handicapped in the game. They have to walk all the way up to enemies before they can attack them, but all other classes just destroy enemies at a distance before you get to reach them. Yes, that sounds like that goes with being a melee character, but it felt like there wasn't any gameplay balancing that compensates for that disadvantage. It's not like the tradeoff is other classes have to be careful because they die in two hits or whatever.

My friends went around buying and using ninja stars to attack at range, and said I should. Being a ninja kinda defeats the point of being a warrior.

I didn't like how restricted you were with character building. You level up and get points you can put into whatever attribute, but if you don't put them in specific ones you completely crippled your character. Using the warrior as an example, you needed almost every point in strength just to meet the requirements to equip higher level gear when you get there. If you didn't put almost all points in strength, you're several levels behind on getting to use correct gear. Then you need every free point in dexterity (I think) to give you some chance at hitting enemies or everything will register as a miss. Want some extra luck? Forget about it. You can't afford to waste the points.
If that's the case then you should give modern maplestory a try. Warriors are very different than they were in the past. They all get abilities to help them move around faster and can easily keep up with the kill speed of ranged classes.

The thing about the stats is a bit different as well. Warriors still only need strength, but that's only because the other stats don't really do anything for them. Luck doesn't actually improve critical hits or anything like it would in a typical rpg. So you aren't missing out by not putting points into luck, dexterity or intelligence. And they removed the stat requirement on armor. Now the only thing you need is the correct level in order to be able to wear it.

I've got 2 characters at level 261 with my 3rd highest at 258, I think. I only play about 30 - 60 minutes on weekdays and maybe a couple hours on weekends. I don't have a lot of Star Force, because I don't have a lot of meso, and the highest boss I can solo is Normal Lotus.

I legitimately have fun playing the game, and have been playing since 2004's closed beta. I just don't have the time or energy to grind like I could 10+ years ago.
Ah okay, you're not far off from where I stopped. I can kill Hard Lucid and Hard Will in a party, but normal Lotus/Damien is where I stopped solo. If I'm remembering right, my 3 highest levels were 263, 260 and 232.

Yeah, the story is really going the same route as Shounen anime. First they built up to the Black Mage as the big bad for years. Now we're building up to fighting Darmoor, the transcendent of Life, as the big bad and we're slowly being introduced to his apostles. And there's already even stronger beings above Darmoor. There's the "ancient gods" who existed before the Transcendents and the "overseers."

They've got enough story cooked up to milk this game for decades to come lol.

A ton of hours. Niru has been playing constantly and he hit level 299 on January 29th. So nearly 3 months of constant playtime to complete that final level up.

And IIRC, the level cap was raised from 275 to 300 about 3 years ago. So 3+ years just for those last 25 levels and no one else is even close to 300 yet.

Does nuking someones camp completely destroy it or something?
only I know is that after the fallout or something a bunch of monsters spawn in that area
Yeah, it destroys most things in your camp. But there's a "repair all" function in your base, so you can fix everything, so long as you have the materials. Really only a minor inconvenience for most

I'm surprised it's not done more often. Is it hard to nuke camps in that game?
For new players it can be. There's a questline pre-requisite. But once you finish that, you need to go into 1 of 3 military silos that will throw hundreds of security robots at you while you slowly break through the security clearances and make your way down.

The average time to do all of that solo is about 15-25 minutes. With no experience though, some players take over an hour. But usually, launching a nuke is done to trigger one of the bosses, not to grief players.

Must be a pretty nice community. I feel like if it was WoW, you'd get nuked all the time.
Yeah, despite all of the hate it got at launch, it's a good game now with a very friendly community. I started playing it in 2023 and when I started, this random high level player gave me a ton of stimpacks, radaway, purified water and a gun with some ammo. And there are a lot of stories of new players getting free goodies like that.

I didn't explain that option well lol

I meant any breast milk, not your own mom's. That would be hella weird.

Also you don't have to be breastfed by your own mom as a baby, other women can breastfeed you to.
Nah most people understand that the sample wouldn't be coming from your mom

I did try my ex's milk when we had our son and it tasted weird. I'd imagine a lot of dads try that out of curiosity though.

There's no reason to own an Xbox in my opinion.

The optimal setup is PC+PS5+Switch.
Yeah this is my setup as well. And once PlayStation games start coming to PC on day one, then I won't have a need for that console either

I'll do you one better. In my second apartment, the light switch in the 2nd bedroom was tied to the master bedroom. If the light in the master bedroom was off, then the light on the 2nd bedroom didn't work

Currently, it touches 2 walls. My gf and I don't live together yet, so I don't need empty space on both sides of the bed

TC, you really only need this part for the link to work. No link breaking needed.

https://www.dailymail.co.uk/news/article-13392573

But JFC this lady has no self control. And it's funny that her attorney is trying to make the argument that the student that got her pregnant was already 16 when she started having sex with him, so it's okay. But the conditions of her posting bail was that she was to have no contact with anyone under 18. So... she's fucked lol
