This will bring down the prices everyone else can charge because nobody is going to pay a ton more if ttey have an option for say $800 a month. This is something that needs to be done now....before UBI is even considered, in my opinion. We need to normalize the cost of rent (and reduce it) first. That will enable us to determine a real cost of living and then if we create a UBI we can provide something that will let you live fairly comfortably, but not extragavently, so you have incentive to work, but if you don't want to, or can't, you can still live with a roof over your head, decent food, internet and entertainment.
