It sounds to me like Paul was trying to prevent himself from being beaten to death by a lunatic before the cops arrived by making himself non-threatening (Which you should do if you're not capable of fighting back because you're an old man). That could be things like having conversation, making both of you drinks, that kind of stuff. When the cops arrived he was probably told not to say anything or he would get hit with a hammer. When they opened the door Paul probably grabbed the hammer to give the cops time to subdue the suspect but didn't say anything because the assailant wasn't strongly resisting him. Then the assailant started panicking when the cops started talking to him, wrestled the hammer free and started attacking Paul. This fits the normal psych profile of these types of people. They are delusional and impulsive and don't understand why they're doing what they're doing. When things were calm he felt he had control because Paul was being generally non-resistant. His delusion was probably that when the police arrived he would convince them to leave. Then he panicked when he saw the police and realized he lost control of the situation as soon as he let Paul call 911. So he resorted to violence, which is common when people like this panic.
