2019 - Purchased house.
2020 - Cost $11,500 to repaint the house (house is half wood, so needs to be periodically repainted).
2020 - Wind damage, cost $7,300 to repair fence, side of house, and roof. Roof started to leak after this. Periodically patched it, and then...
2021 - Cost $32,200 to replace roof and skylights.
2022 - Gutters started to overflow and leak. Cost $7,000 to replace gutters.
2023 - AC broke. AC is 22 years old, so we're just replacing it. Cost $16,000.

So just in the past 4 years, we spent $74k just in big-ticket maintenance. Renters have it lucky.

I mean, these all sound like things you know are coming when you're looking at the house, going through inspection, etc.

What year is the house? I bought one a few months back and my biggest stipulation was it's gotta be very new. We ended up finding a 2018 3br/2ba split level for 342k. Zero big ticket items so far (knock on wood)

Older houses are money traps for sure, but if you did your due diligence, the items you mentioned shouldn't exactly come as surprises.

Having said that, does your homeowners insurance not cover the wind damage and leaking? That seems like a bad policy if so.

16k is nothing depending on the size of the house. I simple split for one upstairs and one downstairs is about 10k

I knew about these issues (roof, AC, gutters), but did not have concept on how expensive these will be. I googled before, and saw that it costs ~$8k, ~$10k, and ~$3k respectively, so thats how much I thought it would cost.

A house can be much cheaper or MUCH more expensive than renting. Overall it's going to be cheaper but there's a lot of risk to factor in. Three of those expenses should have been covered by homeowners insurance due to being wind damage related.

Like others have said if yours roof or AC were that close to failure it should've shown up on inspection.

We've bern very fortunate since buying in 2020. Only had to spend 10k to get 23 pine trees cut down. Also needed a new dishwasher after the old one failed.

Going to start remodeling next year though.

Insurance covered wind damage to the fence at a depreciated value, and they rejected to cover any roof damage. They claimed roof was incorrectly installed to begin with. I actually went through an independent arbiter that I hired, and they fucking sided with the insurance company.

House is cathedral and is wide; doesnt build up top like most multi story houses. Also, cost includes 7 skylights that I replaced, of which 3 of them are powered and openable.

Yes exactly. About a 1600sqft house is more than enough. Plus insurance would have taken care of his roof. $16k is way too much for an AC. At the end of the day, having your own home is awesome. No upstairs neighbors or having to find a parking space. Complete freedom.

My roof replacement was about 5.3k in 2021 but I knew that was going to be necessary when I purchased my house in 2020.

The roof needed about 900sq feet of new tiles

This is a big reason why I bought a new build. The only major renovation I've done is getting solar installed. I've got to fix things, but it's all small stuff. I think the biggest repair I need to do is replacing my garbage disposal unit. I'm planning to get a stainless steel one for about $400 in a few months.

Main thing is, having a house makes it easy for lifestyle creep to happen because you then start wanting to "make it into a 'home'", and the costs. Either in money or in time

Owning a house is expensive but houses appreciate so goddamn fast.

Bought our 3 bed, 2 bath brand new in 2018 for 405k. We are currently pending sale at 560k. We essentially got 30k a year just for owning the house. Its insane.

Now we are moving into an older 7 bed, 3 bath and starting a remodel to make it into a 6 bed 4 bath (master wasnt a true master so we are making one from two bedrooms that adjoin). We got this older house with minimal issues and a brand new roof on it for 450k in a smaller town.

Which, will probably appreciate by the time we move again in 5 years.

I can believe it. Bought my house and needed a new ac last year. ARS Rescue Rooters gave me 3 quotes ranging 12k to 20k.

Luckily my father new a guy who would install for 3k, so I just had to also buy the unit. Ultimately paid about 7k in total.

I feel you. I had to replace both my ac and heat last year. And I'm thinking of redoing the kitchen and the floors and that's going to be pricey.

He did say he had to buy 3 AC units. So, 3 stories most likely. For some painters that now includes the cost of building and taking down scaffolding.
