Sorry, shoulda said, UP to dozens in extreme cases. Either way, clinics typically try to fertilize multiple eggs, because it would be hella expensive trying to harvest then fertilize one egg at a time.

Don't do that. You'll get charged for criminal mischief or disturbing the peace, etc. And during eviction proceedings, the break-in could be used against you as damages to the squatter, and cause further delay to the eviction.

According to the article, the labor union accepted the exemption, and Panera doesn't consider itself fast-food anyway? If freshly-made bread is their main product, then it might be a worthy exemption, and not that big a deal.

The corporation that owns Panera made a fucking $65000 donation to his re-election. This pales in comparison to the millions in donations to both Republican and Democrat candidates in California. In the end, this is a very much a literal nothing-burger that nobody really cares about.

a) renters from getting fucked over
b) people who take over abandoned buildings and put in their own time and resources to take care of the place without any action from the owner.

As someone whose family owns a building or two, I understand and am fine with that.
However, squatters have often exploited these protections.

Yeah, I was livid. He had a great deal at $2100/month WITH utilities. This is fucking Queens, New York City. 20 minutes train ride to Times Square.

The sublease expired, and he said he would only pay $1600/month INCLUDING utilities. I said, FUCK NO. I told him $2150 INCLUDING utilities. He refused. Didn't pay rent for a year -- he claimed that he had cancer, and that he was furloughed at half pay during the COVID pandemic.

I told him, please pay $1850/month at least, but with the understanding that you owe $300/month in backrent that we can claim from the government to pay for COVID pandemic reimbursement from the government. He refused.

I was seething after that, but I didn't show anger, because you don't want to cause scenes in landlord/tenant/sublease situations. So it was like that for a year, until I got sick and realized that the pipes underneath the toilet bathroom of the apartment were starting to rot, and needed repair -- which gave me the idea to remove the toilet as an excuse to claim that the entire apartment needed to be repaired.

If they sell your stuff, you can make a criminal complaint, and force her out faster than an eviction. It's in the best interest of a squatter to do as little damage to the place as possible so that the only way the courts can remove a squatter is through eviction.

If a squatter doesn't have a lease, current or expired, then, as the owner, you are free to enter your own premises. If the squatter changes the locks, then the owner has a right to make a criminal complaint. So if you are trying to take back property inside the house, what you want to do is enter the place without breaking in.

Breaking in is considered an illegal action, even if you're the owner, because it's a form of disturbing the peace, etc.

Eviction takes the slowest. If you catch the squatter doing anything else, you can get them out faster.

I had a subletter squat in an apartment that I had a lease for, not paying rent for 2 years. He was a full-time worker for Con Edison, the power utility company for New York City. The eviction process took 2.5 years because a COVID moratorium delayed the process.

The building is owned by my extended family, and I do the day-to-day management of the building.

I finally got sick of his bullshit, and removed the toilet in the bathroom from my apartment. He was forced to use the bathroom at a local laundromat. He got mad and tried to report building code violations to the housing department.

We received some easily fixable violations when the inspector came by, but it also allowed us to claim that the apartment wasn't livable, and that we can kick any inhabitant out of it, so that we can make the necessary repairs. Since he didn't have a lease, he couldn't request that we pay for alternative living arrangements.

He moved out within 7-10 days of me removing that toilet. He found an apartment, literally two buildings down the street from us -- which showed that he straight up lied to me, and easily could've found another place that he could afford.

Nice to see white people starting to try more ethnic foods that incorporate lesser-used parts of the animal.

I hope one day, people will try Taiwanese / Hunan spicy pig intestine cooked with pig's blood. I ate that like once every two months whenever my family took us to a Taiwanese or Hunan restaurant. Tripe, fish head, chicken feet, pig ears, etc., are also classic authentic Chinese staples.

I like to think of it this way -- basketball, football, soccer, volleyball, etc., track/field are easier sports to master, but harder sports to become elite.

-- In order to become an elite basketball player, you need to be the top 450 players among the 450 MILLION who play basketball. that is 1 / 1 MILLION people.

If you're less than 6 feet tall, then you better be among the most skilled 10 players among 450 MILLION people who play.

-- Baseball, hockey, golf, etc. are harder sports to master, but easier to become elite. For baseball, you need to be around Top 800 among 15 million people who have played since they were 6-8 years old, so that's only 1 out of every 18750 people that you need to be better at.

Most emergency contraception occurs when IUDs are used to prevent ovulation from occurring within 4 days of a woman having sex.

However, there are some rare cases where the sperm has reached the egg and they've fertilized. An IUD is then used to stop the zygote from implanting onto the uterus, or simply just kill that zygote.

This is a potential use of emergency contraception. Do you agree with this? And how would you propose that we BAN the latter kind, when doing so prevents the former, acceptable kind from being an option?

No, the more that certain countries are fighting each other, the more that China benefits.

China is a manufacturing-export nation. Their economy benefits when competing export countries do less manufacturing, so China will typically want to remain isolationist when it comes to things that they have no interests with. The more that the US, Russia, and Europe are all fighting each other, the less time and resources they are devoting towards making their manufacturing sectors competitive.

However, China will NOT be isolationist when it comes to their mining interests in Africa, or natural resources in SE Asia, and, of course Taiwan. When it comes to things, they are super invested.

I think people have different definition of what 'hard' means. Does it mean:

1) Most difficult to excel at the highest level?
2) Most difficult to play, in general?
3) Requires the most natural talent or innate skills to even qualify to play?
4) Requires the most practice and repetition to excel.

Since everyone has their own ideas of what 'hard' means, this is where there is massive debate and disagreement.

Fine dining restaurants have small portions because most meals involve 9 to 20 courses. So the portions are relative to how many courses that are planned.

If you get a 20 course meal, then they portion each course with the goal that you'll be full once you get to the 19th/20th course.

I think they use things like a PC or a Car, because, like many restaurants, you're paying +500% +1000% for an extra 1-5% in quality.

Harder to make that comparison with like an entertainment venue, but you are right in that I view fine dining more as enjoying art, than it is a commodity.

Yeah, forgot to mention that a large portion of Michelin Star restaurants already priced a set tip amount into the cover. Also, most are saying that the normal tip is around 5-10% or so, 15% is considered very generous.

It's much lower at Michelin Star restaurants, because everyone knows that the servers and waitstaff are all paid very well, relative to normal restaurants.

The funny part is that tasting food is also very subjective as well. So paying $200 vs $700 doesn't really matter. It is all based on the personal tastes of the guest. I would actually compare restaurant fine dining to art collecting.

Price is typically based on a variety of factors:
a) Location of Restaurant,
b) Reputation of the Head Chef, ownership
c) Demand / Waitlist
d) Quality of Restaurant facilities
e) Perceived quality, --- of all five senses.

I TRY to go to local establishments as often as I can, but what typically happens is:
a) inconsistent food because of inconsistent food sourcing
Hard to get the same food at the same price when you can't negotiate food prices as a small business
b) inconsistent food because of labor. hard to train labor to do things consistently without a huge training program like chain restaurants do.
c) chain restaurants have deals and coupons that I take advantage of.
